Fix Inspection & Painting Commences - WK 25

Week 25

Mon 23 Jun - Sun 29 Jun 2014


Besides Painters being at the house pretty much the whole week I thought I post an update early this week so I can provide you an update of my Walk through inspection and  show you some paint work  ::kissed::::kissed::


Highlight of the  week:-
- Fix inspection Walk through
- Painting
- Brick overhang refill
- Missing Downpipes fixed 





Mon 23 June - Walk Through Inspection and first coat of paint  - Day 124
Today was the day we finally meet the building SS where we got to go through the home with him and point out out issues, which of course I came to the appointment with my  defect /checklist.

Talk about taking work serious, besides just talking about the home and our concerns I really had a hard time establishing a friendly rapport with him. Therefore, you can image no matter how hard I tried just couldn't get 'THE DATE" off him but I did however, managed to get a rough tentative (between 6-8 weeks handover date) so is it 08/08/2014 or 15/08/2014 the day????

At the walk through we managed to catch the painters on sight so was able to snap up some photos of the first coat of the ceiling and wall paint
Just amazing how just abit of paint can brighten up the house soooooooooo much  ::lol:: ::lol::



Also just a note for you all,  I also just found out that Burbank DOES NOT paint the Steel Lintel above the Windows and Garage Beams.. this was not mentioned nor offered to us at colour appointment.
So for those that have not signed, might be worth mentioning or considering this done part of your tender.  A little annoying but only found out now ::frown::::frown::
Lucky for us though, we manged to get a deal done directly with the Painter that was on sight  ::lol::. He said will do it together and same colour as our Meter BOX. One thing less I have to be worry about after move in that's for sure specially with this wet weather!!!



 
Tue 24 June - Painting continues & brick overhanging FIXED  - Day 125
After reading other post on Homeone, I thought I mentioned early to the SS the balcony brick pillar overhanging the SLAB  before this gets picked up at Certificate of Occupancy inspection and delay us getting our occupancy permit. (Apparently there is a tolerance of 15mm but mine looks more than that) but SS was quick to get someone back on site to fix and fill this up

And here is a photo of the garage slab being refilled ( a touch too short )





Wed 25 June - Architraves and Internal Doors Painted  - Day 125
SS  is slowly but truly going through our defect/ issue list as we notice the missing DownPipe/ Dropper to the side of the garage is now installed. Also the architraves and Internal Doors have now been painted in Gloss enamel finish.

Thu 26 June - Downpipe connected to Stormwater system  - Day 126
Besides more paint work at the house we also saw two additional jobs
The roof plumbers were back to finally connect the downpipes to the stormwater system.
Now no more water pulling into my SLAB and waking up my neighbors  at night when there's rain ::lol::




Fri 27 June - Architraves Painted  - Day 127
The Architraves and the Internal Doors have been painted.



Sat 28 June - First Floor Wall painted (2nd Coat)  - Day 128
Today dropped by the house and notice one Painter was there finishing off applying the second wall coat. He mentioned that he had to finish the painting by end of this week so today he task was to finish off all the walls and skirting tomorrow (apparently Tilers were booked for next week maybe Tuesday??? ::lol::



Sun 29  June - Skirting Painted  - Day 129
According to my neigbour, the Tilers were back nice and early - perhaps finishing off the skirting.

Sorry for the photo overload today just getting a little excited with the paint work but at the same time its actually making me nervous thinking we have only less than 8 weeks to go , and there are all these other things I have to start thinking:-
- Current house up for rental
- Concrete
- Security Door
- Fencing
- AND ............'PACKING' :roll: :roll: :roll: :roll:

Glass Splashback and Full Face Rendering - WK 24

Week 24

Mon 16 Jun - Sun 22 Jun 2014


Well well welll.... What a week it has been at the house.. This weeks it all been about colour colour and more colour.. From Kitchen glass splash back => Wet area waterproofing => Full face rendering.
Finally all the colours have come together. ::kissed::::kissed::


Highlight of the week:-
- Kitchen Glass splash-back installed
- Paint preparation

- Ground Floor Down Pipe installed 





Mon 16 June - Glass splash-back & paint preparation - Day 118
Delivery: Rear Flush Panel Garage Door
I think it may have been the painters (or the plasterer) at the house today as we saw all the nail holes around the door and window architraves all have been patched up!!! Guess this must be the first stage of the paint preparation?




Tue 17 June - Paint preparation continues - Day 119
The team of painters (Hyper Painting & Maintenance P/L) where there nice and early to do some sanding. Guess this must be the second stage of the paint preparation? Also the plaster were back there to patch up any holes they made whilst plastering.



Wed 18 June - Wet area waterproofing & Face Rendering - Day 120
Drop by the house and to my surprise most of the face has now been rendered. I guess the renderers where just waiting for some good weather to finish it off
Managed to catch the painters and he told me that painting was going to commence Friday and by end of next week the house would be fully painter ::cheerleader:: ::cheerleader::
Also whilst I was there noticed all wet areas had been water proofed and all the windows were all covered up  (No more peeping through the windows ) and ready for painting to commence.. How exciting!!!



Thu 19 June - Full Face Rendering - Day 121
The Renders returned today to finish applying the last colour to the Face of balcony.
 Now is completes all the rendering work to the face of the home ::cheerleader::




Fri 20 June - NO WORK - Day 122




Sat 21 June - Ground Floor Down Pipes - Day 123
Today thought we come around to the house to take some photo thinking no tradies would be there but when we reached , there was a man fitting the downpipes on top of the garage and finishing off installing the down pipes to the ground floor.

Garage Face Rendering - WK 23

Week 23

Mon 09 Jun - Sun 15 Jun 2014


Week started off at a snail pace due to the Queens birthday public holiday with only the delivery of the garage plasterboard but by end of the week we saw the final coat of "RENDERING" to the Garage..  Finally I get to see render colours !!!!


Highlight of the week:-
- Garage Plasterboard Delivered and installed
- Balcony Down pipe installed
- Garage Face Rendering




Mon 09 June - No Work - Day 111
Public Holiday: Queens Birthday




Tue 10 June - Garage Plasterboard Delivered - Day 112
Delivery: Garage Plasterboard
No work at the house besides the delivery of the Plasterboard.. Boring day !!!
However did receive a call from the Render guy to confirm the colours that I have chosen before he places the order. Looks like we may have some render colours by end of the week?





Wed 11 June - Garage Plasterboard Delivered - Day 113
Besides Plumber returned to finish connecting the water pipes to the balcony downpipes not much else was done at the house.



Thu 12 June - Garage Face Rendering - Day 114
Despite the drizzly day, we managed to see the Garage been rendered. Believe it or not this was the only work done at the house today but it was enough to make me excited.. Funny how little things make me excited ::cheerleader::::cheerleader::



Fri 13 June - Garage Internal celing and wall plastered - Day 115
Today the plasterer returned to plaster up the internal garage wall and other bits and pieces around the home (around the staircase)

Also towards end the week (Fri) received a courtesy call from SS wanting to book me in for a walk through inspection. Due to work commitments we have arrange to meet Mon 23 June @ 9am at the house (week 25). Not long after the call i received my 'FIXING STAGE" invoice- second last invoice ::study:: ::study::

So that all for this week, I guess nothing else will be done at the house for another two week (til I meet the SS ) i think.... Hope everyone else build moving along nicely ::lol::::lol::
